Project Description: The city of Granada is Nicaragua’s number one tourist destination due to it
historic Spanish colonial architecture and surrounding eco-tourist activities. Martin & Vargas DESIGN
was hired to maximize the potential of this 66+ acre property which is situated as the largest
piece of undeveloped land within 10 minutes of Granada’s historic center. The proposed plan extends
the grid system of streets, with a mixed-use development program built around a new city
green. Given the expected growth in both international residents and tourism, the program provides
for a major hotel, a movie theater, supermarket and supporting retail. Condominiums and 88 single
family residential lots complete the development plan. The property owners continue to promote the
